Bridal Path

Watford

The proposed scheme involves the re-development of the
Clarendon House site into a co-living scheme, which already has planning approval for a mixed-use commercial and residential development. The goals for this development include delivering 283 high-quality co-living studios, 430 square meters of affordable co-working space on the first floor for both public
and resident use, over 1100 square meters of shared internal
amenity space for the co-living studios, and 370 square meters
of shared external amenity space across terraces providing
views over Watford. Additionally, the scheme aims to activate
the existing Bridle Path to significantly enhance the pedestrian
experience.


The proposal site is located at the northern end of Watford Town
Centre, adjacent to Watford Junction Train Station, which offers
train services from London Euston to Milton Keynes. Just west
of the site is St Albans Road, a key north-south route through
Watford. Consequently, the site is extremely well connected, with Watford Junction Station and multiple bus stops within a five-minute walk.

Homerton

London

The site is located in Homerton, within the London Borough
of Hackney, between Homerton High Street to the north and
Homerton overground railway station on the south eastern
corner of the site. Homerton sits to the east of Hackney Central
with Homerton High Street running west – east towards Hackney
Wick and the Olympic Park in the east. Homerton Hospital is
approximately 180m directly north of the site and Well Street
Common approximately 500m south of the site, with Victoria
Park beyond.


The site covers part of an urban block, between the east-west
railway viaduct running along the southern boundary and
Homerton High Street defining the northern boundary; Digby
Road is to the west, passing underneath the railway viaduct,
whilst Sedgwick Street to the east connects with a pedestrian
tunnel beneath the railway line by the station, and with
Mackintosh Lane which loops around and runs parallel with
Sedgwick Street back up to Homerton High Street.
The mixed-use proposals for the site will provide 315 co-living
units and 174 affordable homes within two buildings ranging
between 5 and 17 storeys, with the tallest element forming a
cluster with neighbouring tall buildings at the southern end
of the site, next to Homerton station. Tall ground floor level
will provide a range of commercial spaces of varying sizes and
amenity spaces for the co-living use.

Leytonstone

London

The site is located in Leytonstone on a busy road and adjacent
to the motorway. The site is within walking distance of the
underground train station, which makes it is a prime spot for
a co-living development with great access to transportation
options around London.


The mixed-use proposal consists of 247 co-living rooms and 12
residential affordable homes. With active frontage on the ground
floor being utilised for a temporary gallery, co-working space
and residential amenity. The L shaped proposal steps up from
4 stories rising to 7 stories, creating exterior terraces as the
massing steps up.

100 Morrison

Glasgow

100 Morrison Street is located on the south bank of the River Clyde, Glasgow. The site is in a key central location and a short
walk from Glasgow’s business district as well as well positioned
for access to public transport.


A mix of uses have brought significant investment to the local
area, enhancing the existing landscape and amenities.


The proposal is for the erection of a 456 room Co-Living building
which utilises numerous larger shared amenity spaces and
terraces across the building for its residents. It’s large central
courtyard creates protected private amenity space, light and an
efficient use of the sites deep site.

Speirs Locks

Glasgow

Speirs Locks is located to the north of Glasgow City Centre and
adjacent to the Forth and Clyde Canal.


The proposal is for the erection of student accommodation block including pastoral space, cafe, and artist studios, with associated landscaping and vehicular access, comprising 243 student beds. The proposal is largely 5 storeys (3 stories as seen from canal), rising to 13 storeys on the northern elevation (11 storeys from towpath level).


The site is within easy walking distance of many educational
institutions including the University of Strathclyde, University
of Glasgow, Glasgow Caledonian University, City of Glasgow
College, The Royal Conservatoire and the Glasgow School of Art. The site also sits next to the new Scottish Opera redevelopment proposal which will add further vibrancy and activity to the Forth and Clyde Canal side.
